The Analyst, Asset Management’s primary goals are to enhance and create further property value through all aspects within the retail portfolio.
Reporting into the Sr. Manager, Retail Asset Management, the Analyst will primarily be responsible for evaluating market trends and property specific information to support in the development of strategies and financial models for each asset and region, which includes working with our leasing, operations, transactions, and development departments.
Key Responsibilities:
- Work closely with the Senior Manager Asset Management to optimize the financial performance of the portfolio and analyze and gain insights on portfolio performance and risk factors.
- Assist with various reporting, including regional, monthly, and quarterly reporting, to ensure accuracy and gather insights on portfolio performance and risk factors.
- Assist with formal operational reporting for JV partners, including but not limited to monthly revenue, AR reports, capital requests, budgets, and forecasts.
- Review lease activity, including data processing for approval workflow.
- Assist the Sr. Manager with the annual property budget and reforecast information required for reporting.
- Creation, enhancement, and management of various internal reporting & analytics, often in cooperation and collaboration with other departments.
- Assist with financial analysis and/or covenant review for lease transactions of any type (new lease, renewals, surrender arrangements, lease buyouts, rent deferrals/abatements and terminations).
- Assist with implementation of asset plans for designated region and achieve financial objectives for Choice’s income property portfolio.
- Support economic and financial analytics for major new and renewal tenant leases to support negotiations, contemplated development, and capital enhancement projects.
- Support other real estate and alternative asset portfolio related duties as assigned.
Qualifications:
- 1+ years of relevant experience in Asset Management, Leasing, Transactions, or Valuations;
- Strong understanding of property valuation and cash flows process & principles and experience in appraisal methodologies would be considered an asset;
- Superior attention to detail;
- Ability to utilize critical thinking, analytical and decision-making skills in a fast-paced environment;
- Experience building relationships with internal and external stakeholders (tenants, brokers, etc.) and the ability to work collaboratively at all levels to enact results and achieve desired outcomes;
- Excellent organizational, time management and interpersonal skills;
- Experience with Argus Enterprise is considered an asset;
- Strong computer skills with advanced knowledge of MS Excel;
