Overview:
At Brookfield Residential, the Pre-Occupancy Technician ensures our homes are move-in ready and meet our high standards for quality and finish. Responsible for inspecting completed homes, you will identify and address any touch-ups or repairs to surfaces, fixtures, and appliances, ensuring every detail is flawless before our customers move in. If any issues arise during the Customer Orientation, the position handles them promptly to ensure a seamless experience. In this key role, you’ll collaborate with construction and customer care teams to deliver homes we’re proud to stand behind, making a lasting impact on the homeowner experience.
Key Deliverables:
- Conduct home inspections to ensure compliance with plans, codes, and warranty standards, using the Pre-Occupancy Checklist to document and address deficiencies.
- Track construction trends affecting build quality and communicate required corrections to trade partners.
- Maintain regular updates to Site Management on home readiness and safety inspections, ensuring issues are resolved promptly.
- Inspect and audit finishes, systems, and fixtures for quality, performing minor repairs and touch-ups as needed.
- Handle basic electrical tasks, carpentry, and surface repairs using appropriate tools and safety practices.
- Ensure work areas are clean and organized, supporting construction operations and liaising with municipal officials on compliance matters.
- Participate in the Brookfield Safety Program and ensure life safety systems are operational before occupancy.
- Train junior staff and contractors on safe work practices, tool use, and Brookfield quality standards.
- Identify and resolve workmanship issues during the Pre-Occupancy process, performing repairs to maintain quality.
- Facilitate effective communication with trade partners and supervise sub-trades and team members to ensure high standards are met.
Skills & Experience:
- 2+ years of experience in residential construction or related work
- Strong attention to detail, organizational skills, and basic computer proficiency
- Effective communicator with the ability to collaborate with internal and external teams
- Comfortable with physical tasks such as walking on uneven terrain, climbing stairs, and lifting up to 50 pounds
- Able to hear and see clearly for safety purposes (hearing aids, glasses, and contacts are fully supported)
- Willing to work in tight spaces or perform tasks like kneeling, crawling, and climbing ladders
- Ability to read and interpret blueprints
- Valid driver’s license and access to a vehicle for travel to job sites
