What we offer
The Vice President, Purchasing & Procurement is a collaborative leader with a proven track record of inspiring and building strong teams and networks in the construction industry. This role is responsible for leading, motivating and inspiring the purchasing team in the procurement of trade partners, suppliers, and materials in support of our homebuilding operations in the GTA Low Rise Division.
As a member of the Senior Leadership Team, the Vice President will have the opportunity to work with a well-established and growing developer with a stellar reputation. What you’ll do
- Own large budgets, including monitoring purchasing expenses, building and revising budgets for all communities under construction.
- Participate in developing feasibility budgets for prospective land acquisitions
- Build out a formalized estimating function within the Purchasing department
- Benchmark against best practices and improve procurement procedures, with well-documented critical path schedules to promote the highest levels of effectiveness and efficiency
- Responsible for all labour and material acquisition. Lead the development of clear performance, compliance, and quality standards for each trade/supplier.
- Lead an approximately 18-person team, including talent identification, recruiting, and team performance and development
- Cultivate, develop and maintain positive, participative relationships with trade partners and suppliers with an ongoing commitment to reducing costs, increasing safety and quality with an eye for continuous improvement
- Seek opportunities to mitigate or eliminate costs over and above those of a standard house design caused by site-specific conditions.
- Remain current on innovative products, construction techniques, regional disparities in trade/supplier costs, and trends affecting the home building industry with the lens of sustainability and ESG.
What you bring
- Bachelor’s Degree in engineering, business or related, or suitable combination of post-secondary and work experience.
- 10+ years of progressive experience in the construction industry in estimating and purchasing.
- Proven experience building, developing, and leading effective teams.
- Superior estimating skill, bringing rigor and process to the function
- A solid understanding of generally accepted purchasing principles and practices.
- Understanding of the OBC, WSIB, and Health & Safety regulations.
- Must have experience dealing with people and issues in an ethical manner with high professionalism and integrity.
- Excellent communication (verbal & written), negotiating, and analytical skills.
- Able to identify trends and has experience preparing and analyzing budgets.
- A collaborative consensus building approach.
- Extremely well-organized, flexible, able to prioritize workloads, meet deadlines, and work well under pressure.
Bonus points
- Certified Purchasing Professional (CPP) or Certified Professional Purchasing Manager (CPPM) designation.
- Superior computer skills in MS Excel, JD Edwards, and Homebuilder software (such as BuildPro).
