Summary:

Canderel is seeking an experienced Property Administrator based in Montreal. The Property Administrator is a key member of the property management team for Class A buildings in downtown Montreal.

Responsibilities:

  • Prepare OPEX and CAPEX budgets according to the annual budget guide and the instructions from the property management teams
  • Analyze the impact of depreciation on operating expenses
  • Review and forward the monthly and year-end accrual list to accounting and follow up on the reversal of year-end accruals
  • Generate and validate the rent register monthly
  • Calculate monthly gross-up entries (electricity, cleaning, and vertical transportation)
  • Quarterly analyze and explain budget variances in the financial statements of the properties
  • Analyze and prepare the 13th invoices, respond to customer inquiries
  • Analyze merchant sales monthly, identify and follow up on missing sales
  • Process percentage rent billing
  • Supervise and control accounts receivable monthly
  • Update the building area chart (BOMA measurement) and cleaning area charts
  • Identify, calculate, and submit for approval provisions for bad debts and write-offs
  • Perform analyses, reconciliations, and audits of accounting accounts, customer accounts, and service requests
  • Issue adjustment invoices as needed
  • Establish and process sub-metering billing for electricity and gas
  • Establish and process billing for municipal and school taxes
  • Prepare rent memos for certain tenants according to the lease terms

Qualifications & Competencies:

  • Minimum of 3 years of experience in an administrative role in the real estate accounting field, preferably;
  • Excellent knowledge of Microsoft Office; Practical knowledge of YARDI and ANGUS accounting systems;
  • Client and customer-oriented;
  • Excellent written and verbal communication skills;
  • Promotes a team work environment with a positive and professional attitude;
  • Goes the extra mile to understand and meet customer needs;
  • Flexibility in the face of changing working conditions, including interruptions, and the ability to multitask;
  • Ability to work independently and under pressure, and meet deadlines.
