Purpose

The Senior Residential Property Manager works closely with the Regional Manager, Residential Operations in the tactical execution of the Client's strategic direction for their portfolio of properties.

They will oversee a portfolio of income producing multi-family properties with the objective of maximizing the performance and value of the portfolio. This will include oversight of building operations, budgets and leading the property teams. The Senior Residential Property Manager will possess deep operational and management experience and be client focused. They will ensure implementation and execution of all client and corporate policies and procedures as it relates to property operations.

The Senior Residential Property Manager will be responsible for the financial performance of the portfolio, the oversight of staff, leading and developing junior talent and ensuring all operations are within our standards of safety, high quality customer service and efficient operations.

Main Responsibilities And Activities

Residential Team Member

  • Act as Senior member of the team, providing guidance and leadership to Junior members
  • Actively contributes to the achievement of team objectives

Team Management

  • Work closely with Human Resources in the recruitment and selection of all team members
  • Onboard and train all new employees
  • Provide clear direction, tools and on-going performance feedback to ensure the success of the team
  • Oversee the day to day requirements of operational team members at the properties within your portfolio.

Customer Service Relations

  • Maintain the highest level of customer service in relation to residents and owners.
  • Communicate effectively with all residents and other external parties. Ensure that any areas of concern are addressed promptly and thoroughly.
  • Direct and manage resident functions with the objective of winning and maintaining the respect and goodwill of all residents.
  • Focus on resident retention.
  • Assist and ensure all resident and owner complaints are handled promptly and appropriately.

Administration

  • Monitor the timely receipt and reconciliation of rent collections and ensure that relevant statures are followed. Communicate with residents (verbal and/or written) about rent collections. If needed, organize resident eviction process.
  • Code and approve invoices from suppliers and contractors.
  • Review and approve rental applications.
  • Ensure correct and up to date Management Reports including Accounts Receivable, Accounts Payable, variances and monthly inspection reports.
  • Prepare yearly budgets for the relevant properties.

Building Maintenance

  • Ensure the property meets SKPM’s and the client’s property management standards with respect to provincial building standard codes, fire codes, occupational health and safety standards and emergency response procedures.
  • Conduct pre-inspection and vacate inspection of units, note deficiencies and prepare building reports.
  • Schedule maintenance work.
  • Develop scope of work for service contracts, negotiate pricing and prepare paperwork.
  • Place service calls with contractors. Coordinate contracted work.
  • Conduct monthly inspections of the common areas of the property and rectify any deficiencies.

Scope

  • Report to the Director, Residential Operations.
  • Oversee and manage a portfolio of approximately 1,000 residential units
  • Supervision of Assistant Property Manager, with a portfolio of approximately 500 units
  • Work in close cooperation with other Residential Property Managers, Accountants, Administrators, Accounts Payable, Marketing & Leasing, Human Resources & Payroll.

Qualifications

Education

  • Post-secondary degree in finance or business preferred
  • Knowledge of the Residential Tenancies Act

Experience

  • 5+ years' experience in residential property management or a related field.
  • Manage a portfolio comprised of up to 1,500 residential units
  • Experience with Yardi or related software

Special Requirements

  • Valid driver license.
  • Be willing and able to be on call and work irregular hours.
