Your Main Responsibilities
The Project Manager is responsible for supporting the initiation, planning, execution, control and close-out phases of new installation projects. An emphasis will be placed on assisting Operations with the management of small to mid-size construction projects.
Project Planning
- Actively support the project to ensure that project outputs are being delivered on schedule, to budget and to the required quality, all in alignment with contractual commitments, and terms and conditions
- Assist in building a risk register and report on risk to senior management through mitigation measures for the project life cycle
- Interface with Supervisor to schedule, review progress and forecast new installation projects.
- Monitor new installation projects progress and establish control measures through weekly reviews and active coordination to prevent delays and keep project on schedule
- Support the control of project performance and update SAP and Project Planner to ensure all major project milestone dates are met
- Coordinate procurement of parts and materials, and track delivery to ensure timely arrival at jobsite
- Support the preparation and monitoring of budgets, and control project cost
- Ensure project billings are current and accurate, and review supplier invoices to ensure accuracy and coding to proper accounts
- Issue and review change orders, substantiate claims by validating entitlement, and ensure additional work is properly completed
- Assist with the forecasting of monthly revenue, monthly financial reporting and client invoicing
- Seek change notices opportunities and work in collaboration with Supervisor to cost and prepare proposals for works outside of the original contractual scope
- Assist Supervisor regarding health and safety documentation requirements on a project level and communicate accordingly
- Prepare and send project documents and correspondence following Schindler project management guidelines and in close collaboration with Supervisor.
- Maintain all documentation required by Schindler Policies and AHJ’s.
- Proactively communicate to customer according to Schindler project management process.
- Interpret customer concerns, propose solutions as partners, mobilize the necessary internal resources in such a way that customer satisfaction is assured while costs are minimized
- Get authorization from customer regarding additional works or services provided outside of original contractual scope.
- Ensure customer needs or enquires are met in a prompt, professional manner by providing clear communications.
- Interpret project specifications through communication with customers both internal and external including architects, general contractors and other trades
- Review and submit Engineering drawings and coordinate customer reviews and comment disposition by Schindler Engineering
- Confer with employees, inspectors and third-party suppliers to resolve problems and improve construction methods
- Ensure action is taken to correct regulatory directives within timeframe allowed
- Assist with planning, monitoring and controlling of the regulatory submission process to meet project schedule
- Ensure that all project data is available according to Schindler project management guidelines, kept up-to-date and accurate for reporting and auditing purposes
- Prepare various sales/analysis reports and presentations
- Assist with the preparation of operation and maintenance manuals
- Develop and maintain safe and streamlined work procedures and systems
- BS/AS degree in Engineering, Architecture, Construction Management, Project Management or Finance with prior project management experience
- Minimum 1 - 3 years’ experience in either the elevator industry or in a related building systems industry
- Working towards Certification in Project Management (CAPM or PMP) and/or some Project Management experience preferred but not required
- Proficient in MS Office
- Proficient in MS Project
- Knowledge of SAP reporting functions
- Knowledge of project management web-tools, ie. e-builder, E-Construction
- Communication: Excellent verbal and written communication skills
- Organization: Possess excellent organization skills with the ability to balance high volume of activities and changing priorities
- Problem Solving: Information seeking and achievement orientation, ability to solve problems both independently and collaboratively
- Teamwork: Ability to interact with all levels and foster a teamwork relationship
