The Opportunity: The Building Operator is an intermediate level building operator providing operational and technical support as a member of a building operations team in Waterloo, ON. The Building Operator may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

The Opportunity: The Building Operator is an intermediate level building operator providing operational and technical support as a member of a building operations team in Waterloo, ON. The Building Operator may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
What You Will Do
- Perform testing, inspect buildings, and maintain documentation on building condition, drawings, etc.
- Work with contractors to complete repairs, obtain pricing and manage maintenance service agreements on site.
- Be a liaison with contractors for construction projects.
- Maintain climate / environmental control (BAS) and other mechanical systems within the building.
- Participate in the on-call rotation which may include all buildings in the portfolio.
- Work collaboratively with other members of the operations team.
- Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
- General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
- Assist with environmental assessments, indoor air quality audits and other reporting studies / investigations.
- participate in corporate occupational health and safety program.
- assist with waste, recycling, and hazardous materials issues.
- monitor computerized control systems.
- respond to tenant service requests and provide excellent customer service when interacting with all tenants and the general public
- assist with insurance and risk management inspections, remedial actions, and reporting.
- remain current and up to date with new industry practices, legislative changes, and new technologies.
- Other assigned duties.
- Embrace and proactively support BGO's culture of environmental and social responsibility.
- Continually seek opportunities to improve energy consumption.
- Quickly respond to and manage environmental hazards.
- Consider sustainability when evaluating options for replacement equipment.
- Participate in tenant and staff community support events as appropriate
- Technical Qualifications - The Building Operator shall have the following technical qualifications or industry equivalency:
- minimum of 3 years direct work experience in junior or intermediate position in commercial building operations.
- a valid driver’s license is an asset.
- Intermediate level skills in Microsoft Office.
- Communication & Relationship Skills - Ability to communicate effectively and professionally, both oral and written, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity.
- Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.
- Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion, sound administrative and organizational skills.
- Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
- Police Clearance – A criminal verification check is required for employment.
