THE OPPORTUNITY
Role Impact
Reporting to the Operations Manager, the Building Operator is responsible for ensuring the proper operation and maintenance of the shopping centre. This role ensures a safe, clean, and efficient environment for shoppers, tenants, and staff.
The Building Operator will perform routine preventive maintenance inspection and respond promptly to maintenance requests and ensure the shopping centres systems and outdoor areas remain in excellent working condition.

THE OPPORTUNITY
Role Impact
Reporting to the Operations Manager, the Building Operator is responsible for ensuring the proper operation and maintenance of the shopping centre. This role ensures a safe, clean, and efficient environment for shoppers, tenants, and staff.
The Building Operator will perform routine preventive maintenance inspection and respond promptly to maintenance requests and ensure the shopping centres systems and outdoor areas remain in excellent working condition.
Key Responsibilities
- Perform routine and preventive maintenance on electrical, equipment, tools, plumbing, HVAC, and other systems to ensure they are functioning properly.
- Inspect and repair building systems, including but not limited to lighting, doors, windows, HVAC units, plumbing, ceiling tiles, floor tiles and electrical components.
- Operators are expected to perform additional roof maintenance during the winter season, including but not limited to clearing snow from the roof, around exhaust vents, and removing excessive snow buildup that could potentially lead to leaks.
- Conduct regular maintenance and cleaning of parking lots, including sweeping, removing debris, and ensuring proper signage and lighting are in place.
- Perform landscaping maintenance, limited to cleaning and removing litter, ensuring they are aesthetically pleasing and properly maintained.
- Monitor and maintain the irrigation systems for landscaping to ensure plants are properly watered and maintained.
- Respond to and resolve maintenance requests from mall management, tenants, or other personnel in a timely and efficient manner.
- Conduct regular inspections of common areas, including restrooms, parking lots, and hallways, ensuring cleanliness and safety standards are met.
- Assist with event setups and breakdowns, ensuring equipment and facilities are ready for use.
- Monitor and maintain inventory of maintenance supplies, ensuring proper stock levels for all necessary equipment and materials.
- Assist outside contractors for specialized services as needed.
- Respond to emergency situations, such as power outages, plumbing issues, or equipment failures, with urgency and professionalism.
- Maintain a clean, organized, and safe work environment always.
- Are responsible for accessing, maintaining, and updating work orders in the software designated for them.
- Are responsible for completing and uploading inspection reports to the work order management software.
- Must keep a log of tools and equipment, and submit a list of required items to their manager.
- Must have three (3) years continuous experience in the operation and maintenance of building systems.
- Sound knowledge and understanding of HVAC, Plumbing, Electrical systems and BAS.
- Strong troubleshooting and problem-solving skills.
- Must have the ability to read and interpret blueprints and drawings.
- Good written and verbal communication skills are required.
- Must be customer and team oriented, able to work independently as well as in a team environment.
- Must possess and maintain a valid Ontario class ‘G’ driver’s license.
- Able to work rotational shift hours.
- Capable of working at elevated positions.
