Who You Are

You’re an organized individual capable of staying on top of multiple responsibilities to ensure the smooth operation of the building. You’re detail oriented and aware of the importance of keeping good records. You identify problems easily and use your experience and problem solving skills to ensure our tenants’ positive experience. As the first point of contact for the building, you excel at customer service and building rapport with others. You are articulate and excel at active listening, as well as written and oral communication.


What You’ll Be Doing

The Residential Building Manager is responsible for the day-to-day operations and management of residential property, ensuring that the building is well-maintained, safe, and conducive to a positive living experience for tenants. This role involves Basic daily building maintenance, tenant relations, managing building contractors, and ensuring compliance with property regulations and policies.


Tenant Relations & Customer Service:

  • Serve as the primary point of contact for tenants.  
  • Address tenant inquiries, complaints, and requests promptly and professionally.
  • Maintain positive professional relationships with tenants to ensure a harmonious living environment.


Maintenance & Repairs:

  • Coordinate and supervise maintenance and repair activities in the building, using our in house Maintenance Request system as instructed by management - including plumbing, electrical, HVAC systems, and common areas.
  • Regularly inspect the building for potential safety or maintenance issues and initiate repairs. 
  • Routine cleaning and tidying as required of garbage and rooms, recycling rooms, common areas, and grounds. 
  • Ensure all equipment and amenities are in good working condition and report any concerns.
  • Respond to after-hours emergencies.


Building Security & Safety:

  • Ensure the building complies with local safety and health regulations and ensure all signage is up to date and clearly displayed 
  • Monitor and oversee building security systems, including access control and surveillance.
  • Perform emergency procedures and manage emergency response plans for incidents like fire, flooding, or power outages.


Vendor & Contractor Management:

  • Oversee, manage, and liaise with contractors, vendors, and service providers for regular maintenance, repairs, and improvements.
  • Ensure that all contracts and service agreements are upheld as per management and meet the building's needs.


Financial Management:

  • Assist in budgeting for building operations, including maintenance, repairs, and utilities.
  • Keep accurate records of all expenses (VISA) and track maintenance costs.
  • Collect rent payments from tenants, ensure timely payments, and handle delinquencies as directed by management.  


Administrative Duties:

  • Prepare and distribute notices to tenants about important updates or changes (e.g., maintenance schedules, policy updates).
  • Maintain accurate records of tenant leases, rent payments, maintenance requests, and building inspection reports.
  • Ensure tenants insurance and legal compliance are up to date.


Property Inspections & Reporting:

  • Conduct regular property inspections and assess the condition of common areas, individual units, and the overall building.
  • Perform move-in and move-out inspections.
  • Report any issues or concerns to management.
  • Ensure compliance with zoning and local property laws


Qualifications & Skills:

  • Previous experience in property management, building maintenance, or a similar role is preferred.
  • Strong interpersonal and customer service skills.
  • Excellent organizational and problem-solving abilities.
  • Knowledge of building systems (plumbing, HVAC, electrical) and general maintenance practices.
  • Proficient in Google Workspace and property management software (*Yardi Breeze Premier) is beneficial.
  • Working knowledge of local building codes, safety regulations, and the Residential Tenancy Act of BC.
  • Strong English written and verbal communication skills.
  • Ability to work independently and as part of a team.
  • Clean drivers abstract and clear criminal record search. 
  • Ability to lift and move equipment or supplies as needed.
  • On-call availability for emergency situations.


Other Information:

This job description outlines the key responsibilities and qualifications for a Residential Building Manager role but is not exhaustive. 

The manager may be asked to perform additional tasks as needed by management. 

This position could also be live in, or off site, depending on the preferences of management and the suitability of the applicant.


Recruitment Process: Applicants will be required to demonstrate their suitability for this position by meeting the minimum level of qualifications and experience in order to be invited into the selection process. A Criminal Record Search and reference checks will be conducted as part of the process. 


Salary: $45,000 to $50,000 annually, plus free rent of a one bedroom suite

Status: Full-time permanent

Hours Per Week: 40 + on call
