Job Profile: Vice President, Real Estate

Reports to: SVP, Loblaw Real Estate

Role Mandate:

Reporting to the Senior Vice President, Loblaw Real Estate and serving as a key member of the LRE Leadership team, the Vice President, Real Estate is responsible for the planning, negotiation and closing of all real estate transactions for all banners across Canada. This role will provide partnership and support to all LRE teams as well as various functions across the organization, engaging directly with senior management to understand operational requirements of Food and Drug Retail and use that information to deliver a world class shopping experience through our real estate assets. This is a dynamic area which requires multi-tasking abilities, as well as flexibility with changing priorities, strong commercial real estate expertise and a relentless focus on costs and continuous improvement.

Responsibilities:

  • Responsible for establishing and maintaining the network expansion capital plan pipeline for all banners, for current and future years through dialogue and collaboration with operating divisions, finance and the LRE store development and construction leads
  • Identify real estate trends and influence the corporate strategy to ensure the company is well positioned to respond and benefit
  • Oversee real estate transactions to ensure the best results from each negotiation
  • Oversee the delivery of the real estate transactions annually, including growth strategies, new stores, conversions, right sizing and expansions
  • Coach and advise the local and regional real estate team and support the development of their abilities to negotiate successfully and independently
  • Collaborating with the VP, Market Analytics, conduct systematic reviews of markets for each operating division
  • Experience and thorough understanding in building/managing construction contracts.
  • Cultivate and maintain strong working relationships with landlords and developers across the country
  • A key stakeholder in the partnership with Choice Properties, collaborating, communicating and partnering with various key functions and executives
  • Work closely with the LRE Legal team on deal negotiations, leases, lease amendments and day to day business
  • Support and engage with all of the Division Presidents, the CFO, the CEO on a regular basis regarding real estate transactions and strategies
  • Participate as a key member of the capital planning and approval process, key meetings and presentations as the Real Estate executive
  • Participate as a key member of key strategic projects or initiatives
  • Prepare and present real estate strategies or deals to management board and board of directors as required

Role Requirements:

  • 10+ years of hands-on experience in real estate planning, development and execution
  • Experience with Retail/Food, Drug and Supply Chain would be an asset.
  • Demonstrated record of accomplishment in Delivering Capital Projects on time and on budget.
  • Recognized experience in negotiation and conflict resolution from a partnership perspective.
  • Proven leadership skills in building/leading large work teams, while cross-training and developing the future talent pool.
  • Strong detail orientation and project scope and progress review practices.
  • Excellent communication skills, both verbal and written for all professional situations.
  • Leading by example in team accountability and cross collaboration.
  • Team-oriented leadership with ability to establish credibility at the corporate and business unit level while working directly with Divisional Presidents, Operations and Merchandising leaders.
  • Steps up to conflict, seeing it as an opportunity; reads situations quickly; focused listening; ability to negotiate agreements and settle disputes equitably.
