Position Summary

The Project Manager is responsible for leading and coordinating the daily operations of assigned residential construction projects. This role involves managing timelines, budgets, quality, and team performance, while building strong relationships with internal and external stakeholders. This is a primarily office-based role with regular site visits.


Key Responsibilities:

  • Participate in new project pursuits in support of Business Development.
  • Manage residential construction projects from inception to completion, including Pre-Construction, Construction, and Post-Construction phases, ensuring alignment with safety, quality, budget, schedule, and profitability.
  • Lead and communicate with all project stakeholders—including Site Managers, clients, designers, trades, and architects—to ensure effective coordination and relationship management.
  • Lead and motivate the project team to uphold quality, ethical standards, and performance.
  • Lead post-project meetings to gather feedback and establish Lessons Learned.
  • Create and implement project schedules and cost reports, ensuring alignment with timelines and communicating updates to all contractors.
  • Ensure the successful completion of projects, from bidding and estimating through to final inspections, occupancy permits, and closeout.
  • Manage preconstruction activities including estimating, operations planning, and scheduling.
  • Oversee trade and supplier tenders, bid leveling, scope reviews, contract negotiations, and awards of subcontracts.
  • Ensure Subcontracts (SC), Subcontract Change Orders (SCCO), and Purchase Orders (POs) are produced accurately.
  • Manage the change order process.
  • Review, validate, and manage project financial commitments.
  • Work with the Accounting team to initiate monthly Customer Pay Applications.
  • Collaborate with the Superintendent and Safety Director to implement and enforce the safety program.
  • Always ensure strict adherence to ethics and compliance requirements.
  • Ensure compliance with BC Building Code, zoning laws, industry regulations, and certifications (BC Housing, National Home Warranty, Renomark).
  • Utilize Buildertrend to set up projects, input budgets and proposals, manage timesheets, and oversee documentation.
  • Manage and develop assigned staff, including providing input on performance evaluations.
  • Develop and maintain relationships with owners, subcontractors, and consultants.
  • Additional duties and responsibilities may be added as assigned.


What We're Looking For:

  • 3+ years of experience managing residential construction projects.
  • Diploma or Degree in a construction-related field.
  • PMP Certification (an asset).
  • Strong understanding of contract types: Design-Build, CCDC-2, and CCDC-5B.
  • Excellent reading and interpretation skills for architectural, structural, mechanical, and electrical drawings.
  • Proficiency in Microsoft Office Suite and MS Project.
  • Experience with Buildertrend or Procore (preferred).
  • Skilled in using Bluebeam or similar drawing takeoff software.
  • Strong communication, leadership, and organizational skills.
  • Collaborative mindset with a positive, solution-focused attitude.


Compensation & Benefits:

  • Base Salary: $95,000–$130,000 (based on experience)
  • Bonus: Annual discretionary bonus
  • Comprehensive Benefits: Extended health (after 3-month probation)
  • Tools Provided: Laptop, company phone, required software
  • Travel: Mileage reimbursement for work-related travel
