Job Title: Estimator

Purpose / Accountabilities

This job description outlines the general responsibilities and duties necessary to describe the principal functions of the Estimator role. It is not intended to be an exhaustive list of all tasks. Responsibilities may change or expand periodically to meet project deadlines.

Objective

The Estimator plays a critical role in the pre-construction phase of projects. Responsibilities include performing quantity takeoffs, sourcing quotes, assembling and maintaining project estimates, and coordinating changes to master drawings in a timely manner.

Reporting Relationships

The Estimator reports to the Commercial Construction Manager and the Low-Rise Residential Construction Manager.

Duties & Responsibilities

Estimating and Takeoffs:

  • Review drawings to provide accurate, detailed quantity takeoffs and estimates in a timely manner.
  • Provide value engineering suggestions and recommendations.
  • Work with the construction, sales, and design teams to prepare estimates for extras.
  • Create and manage detailed estimating data and the master estimates file.

Sub-Trade & Vendor Management

  • Create, improve, and maintain a list of qualified sub-trades, ensuring required documentation (WSIB Clearance Certificate, Liability Insurance, Form 1000, MSDS, HS Policy) is on file.
  • Obtain sub-trade quotes, prepare detailed scope of work summaries, and create scope of work contracts for awarded sub-trades.

Budgeting & Cost Management

  • Create and maintain budgets based on quantities and unit rates, updating as prices change.
  • Work with the Sales and Design teams to provide upgrade costs in a timely manner to avoid delays in material ordering and construction progress.

General Coordination

  • Assist with drawing reviews as needed.
  • Provide information to the Customer Service/Project Administrator for the creation of POs and other project-related documents.
  • Maintain cooperative working relationships with all departments, sub-contractors, suppliers, and customers.
  • Stay current on industry trends and new products.
  • Attend meetings as required.
  • Promote process improvements and operational efficiencies.

Measurements of Performance

  • Timely and accurate completion of all estimating tasks.
  • Meeting or exceeding project deadlines and closing targets.
  • Proactive communication with Construction Managers, Sales, and Design Teams regarding information required to meet deadlines.
  • Adherence to safety regulations and protocols on site.
  • Overall satisfaction from ownership and Construction Managers.

Education & Experience

  • Post-secondary education in Construction, Architecture, Engineering, or a closely related field (C.E.T. preferred).
  • Proficiency in MS Office (Word, Excel, Outlook) is required.
  • Working knowledge of estimating software is required.
