Temporary Property Manager

Third Space Properties is seeking a proactive and detail oriented Property Manager to join our team on a temporary basis. The Property Manager plays a vital role in overseeing daily operations of our residential and commercial portfolio in the Lower Mainland. The ideal candidate will be responsible for maintaining property value, ensuring customer satisfaction, and managing budgets, leases, and maintenance. This role requires strong organizational skills, a team player and a thorough understanding of real estate property management practices. This role reports to the Director, Property Management. This role is a temporary 12 month maternity leave replacement position.
WHAT WILL YOU BE DOING?
Property Management:
- Oversee the day-to-day operations of assigned properties, ensuring they are clean, safe and well-maintained
- Be responsible for ensuring all Property Management policies, procedures and operations are conducted effectively
- Routinely attend each property within assigned portfolio to develop and maintain customer relationships and to ensure buildings are being maintained appropriately
- Provide a high standard of customer relations and retention by ensuring problems are rectified in a prompt, effective and cost-efficient manner and maintain proactive communications regarding property management issues, construction, and events within the neighbourhoods where the properties reside
- Acting as customer liaison ensuring Third Space provides an outstanding customer experience
- Manage all aspects of the day to day operations by liaising with co-workers in areas such as accounting, leasing, asset management and customer services, rent collection, customer enquiries, building operations, accounts receivable administration, lease administration, customer coordination, invoice approvals, rent roll maintenance
- Tendering selecting and managing all service contracts and capital projects
- Respond to after-hours emergencies as appropriate for the circumstance
- Develop, maintain and communicate customer manuals for assigned properties
- Develop, implement and manage annual business plans, including capital projects, and annual budget preparation for assigned assets
- Budgeting, forecasting, reviewing, and recommending course of action for maintenance, repairs and capital requirements of managed portfolio
- Review monthly, quarterly and annual financial results and provide operations and variance commentary where appropriate
- Participate in the development of the company’s overall asset management strategy
- Assist development team in transitions of properties under development to income producing properties
- Participate in due diligence and analysis of new property acquisitions
- Lead and participate in special projects as related to building certification programs
- Other ad hoc tasks or projects to maintain optimal property management operations as directed
Leadership:
- Manage, supervise and mentor the Property Management Administrator, Building Operator and Building Manager to ensure best operations practices throughout the Third Space Properties portfolio
- Actively participate and assist with the development and implementation of the Third Space Properties property management platform
- Conscientiously manage the properties with integrity to protect the Third Space Properties brand and reputation in the marketplace
- Build and maintain a positive presence in the real estate business community through industry associations and networking opportunities as approved by management from time to time
Qualifications and Knowledge:
- 1 - 3 years of experience managing a mixed portfolio of office, industrial retail or multifamily properties in the capacity of Property Manager or Senior Property Administrator
- Excellent organizational, time management and prioritization skills including the ability to multi-task with competing priorities
- Ability to solve problems and think on your feet
- Strong dedication to working together as a team
- Excellent understanding of business professionalism and the ability to work effectively under pressure within a fast-paced team environment
- Exceptional interpersonal and communication skills (both verbal and written) are required
- A dedication to provide exceptional service, every day, always striving to do the right thing
- Strong computer skills and proficiency in Yardi, Angus, MS Teams, Outlook, Excel, Word and SharePoint applications
- Valid Driver’s License

Salary Range:
The Temporary Property Manager salary range is $85,000 - $100,000 with an attractive contract completion bonus. This role is also eligible for health & dental benefits. The exact compensation offered will be dependent upon education & training, years of relevant experience, and internal equity.
