You will work under the direction of the Director of Development and will coordinate project development activities of subdivision and multifamily development projects in the City of Calgary.

Development Coordinator – Land and Multi-Family
You will work under the direction of the Director of Development and will coordinate project development activities of subdivision and multifamily development projects in the City of Calgary.

- You are a natural at building relationships, able to work in a fast-paced environment, and eager to lend a hand, or step up to a challenge. Your intuition is on point, and you can foresee what the next steps are, and initiate actions before they come across your desk.
- You are an articulate communicator in both your written and verbal correspondence, equally professional and detailed.
- Act as a liaison between the Director of Development, site servicing infrastructure contractors and the City of Calgary;
- Coordinate the installation of deep utilities; construction of sidewalks and roads, and shallow utilities and landscaping.
- Prepare site inspection reports and ensure construction compliance with the City of Calgary construction specifications; and project specifications with consultants and contractors
- Coordinate construction complete certificates and final acceptance certificates, and development permit completion certificates for all phases of construction
- Prepare submission packages for municipal applications and permits, supporting calculations, cost estimates, project schedules, and other duties.
- Review Contractor Progress Payments, Consultant Invoices, and liaise with accounting department on outstanding payables and receivables.
- Assist in monitoring project servicing budgets, schedule and work performance.
- Participate in consultant meetings, design development meetings and other various stakeholder meetings.
- Manage corporate responsibilities for vacant land parcels.
- Obtain development financial securities, as well as monitor and fulfil conditions for their release.
- Conduct site reviews and prepare reports on progress, deficiencies and troubleshoot issues with contractors and consultants.
- Coordinate community maintenance work.
- Assist in liaising with customers, builders, and other developers.
- Coordination on the lot sales process including preparing price lists, and administering documents for execution of lot sales agreements.
- Monitor collection of deposits closings, and lot payouts.
- Assist marketing in the delivery of required information to builders and home buyers including architectural approvals, grade plans, signage, and community maintenance.
- Prepare Community and Builder Notices
- Assist in quantity take off’s, Estimating, and project Budget Preparation.
- Invoice review, cost control and budget monitoring.
- Prepare Cost to Complete Budget reviews.
- Other relevant responsibilities.
- 3+ years of on-the-job Development Coordination experience; Construction management experience, or design experience with development projects.
- Degree or diploma in Planning, Architectural Technology, Engineering or Engineering Technology.
- Strong technology skills including working knowledge of the Microsoft Office suite of products; and particularly in Microsoft Excel and Microsoft Project
- Working experience with and understanding of the City of Calgary DART procedures and protocol, City of Calgary development agreement, City of Calgary design and construction specifications, Alberta Building Code, as well as Calgary Land Use By-Law (would be an asset but not strictly required; we will train)
