The ideal candidate will demonstrate strong leadership, organizational skills, and the ability to work independently while upholding safety and construction standards.
Key Responsibilities
Project Management & Planning
- Represent the company professionally at all times, seeking new business opportunities when appropriate.
- Evaluate potential projects with limited information to prepare preliminary estimates and timelines.
- Develop detailed budgets, schedules, and project methodologies, including quantity take-offs.
- Lead or support contract negotiations with clients.
- Secure all necessary permits and ensure appropriate insurance coverage is maintained throughout each project.
- Conduct risk assessments in collaboration with the Project Superintendent and monitor risks throughout the project lifecycle.
- Submit Notice of Project (NOP) to WorkSafe BC and apply for New Home Warranties where applicable.
- Distribute drawings, specifications, scopes of work, and schedules to trades for pricing.
- Conduct trade and supplier negotiations to ensure competitive pricing and well-defined scopes of work.
- Verify all trade contractors maintain valid WorkSafe BC coverage and liability insurance and comply with safety policies before issuing purchase orders.
- Issue accurate and detailed purchase orders.
- Assist with site office mobilization and setup.
- Organize internal and external project kickoff meetings with clients, consultants, trades, and internal teams.
- Provide regular project updates and reporting to clients and consultants.
- Approve and process invoices in accordance with accounting deadlines and schedules.
- Manage progress claims and timesheets for site personnel.
- Ensure the Project Superintendent is meeting all occupational health and safety obligations.
- Promote and enforce WorkSafe BC safety standards on-site.
- Ensure all personnel and contractors are properly trained and equipped, and that all work is performed safely and responsibly.
- Lead by example in promoting a safety-first culture.
- Continuously track and manage project schedule and budget.
- Issue Notices of Delay and Change Orders as needed.
- Address and respond to Site Instructions, and conduct necessary research to ensure project quality and value.
- Support collections if needed and oversee final project close-out procedures.
- Minimum 10 years of experience in construction project management.
- Proven experience managing projects ranging from $10M to $20M.
- In-depth understanding of local construction industry standards and practices.
- Strong proficiency in Microsoft Word, Excel, and Project.
- Advanced knowledge of project documentation and administrative processes.
- Detail-oriented with excellent organizational and time-management skills.
- Strong communication and leadership abilities with a collaborative mindset.
- Demonstrated problem-solving skills and creative thinking.
- Up-to-date knowledge of construction codes, standards, and safety regulations.
- Valid driver's license, vehicle insurance, and reliable transportation.
- Level 1 Occupational First Aid certification (must be maintained).
