The organisation has a strong project pipeline with one ongoing mid-rise project, one due to break ground this month and three ready to start in 2026.

Senior Project Manager - Mid-rise Residential - Ottawa

The Senior Project Manager charts the course from concept to completion.

You will own the details others miss - contracts, consultants, costs, schedules - and steer projects through complexity without losing sight of the destination. You thrive in the details ensuring that everyone owns their part in the project and you drive communication between the field and the office to ensure everyone stays informed.

Responsibilities:

• Project Leadership: Drive delivery of large-scale multifamily and mixed-use projects, ensuring they meet scope, budget, and schedule targets.
• Consultant & Design Team Oversight: Manage architects, engineers, and third-party consultants, ensuring designs align with budgets and construction realities.
• Budget & Forecast Discipline: Own the numbers. Track costs, control change orders, and ensure financial accuracy in every report.
• Schedule Mastery: Develop and manage master project schedules. Anticipate bottlenecks, implement recovery strategies, and hold all parties accountable.
• Contract & Risk Management: Negotiate, execute, and enforce contracts with GCs, trades, and consultants. Proactively identify risks and create mitigation strategies.
• Executive Communication: Report directly to senior leadership with clarity, candor, and confidence - no fluff, just facts and solutions. Act as the translator between the field and the office to ensure overall alignment.
• Cross-Functional Alignment : Partner with development, construction, and operations teams to ensure a seamless handoff from concept through lease-up.
• Team Leadership: Guide and lead your team to high performance execution through clear communication, setting clear expectations, empowering a solution driven mindset and a drive for results.

Profile

Senior Project Manager - Mid-rise Residential - Ottawa

Skills & Experience:

• 8+ years of project management experience in multifamily/apartment or mixed-use developments.
• Proven success managing consultants, contracts, and budgets on projects $50M+ in scale.
• Expertise in pro forma analysis, forecasting, and financial reporting.
• Mastery of scheduling tools and techniques; ability to anticipate risks and build recovery plans.
• Exceptional communication skills - able to manage up, down, and across with influence and authority.
• A relevant Engineering/Construction focused degree would be an asset.

Job Offer

A basic salary of up to $150,000 (dependent upon experience)
