New Project Development Coordinator at More Than a Roof Housing Society

We are currently seeking a New Projects Development Coordinator to join our team at our Head Officein a full-time capacity. The New Projects Development Coordinator supports the Real Estate Development Division in alignment with More Than a Roof’s mission, vision, and values. The role advances development projects from feasibility through planning, design, municipal approvals, construction, and completion, including support for new acquisitions.
This position is a hybrid role andexpected to work 40 hours per week. Regular travel and in-person meeting are required.
What you will be doing:
Acquisition and Procurement
- Assist with the creation and assessment of the feasibility of a project prior to acquisition using established methodology.
- Assist with the development of accurate financial models, pro-forma projections and business cases for new projects.
- Participate in the hiring of consultants, contractors, and other service providers through design, municipal and other regulatory approvals and construction – establish roster.
- Project management related to monitoring development projects including budget tracking & schedule development with attention to details.
- Follow through with attendance to pre-development and design meetings as necessary, advocating and protecting MTR’s interests while proposing the best outcomes for operational excellence in each development.
- Attend scheduled stakeholder construction meetings as necessary, advocating and protecting MTR’s interests while proposing the best outcomes for operational excellence in each development.
- Assisting and advising the transition team as the development moves towards occupancy.
- Facilitate the transfer of information and appropriate contacts to enable a smooth transition.
Structuring and Legal
- Demonstrate an adequate understanding of legal contract terminology, structure, terms, and conditions to monitor the flow of documentation and be prepared to provide comment to advisors.
- Support the determination of financing requirements, considering numerous variables and appropriately calibrating financial models.
Governance and Reporting
- Ensure compliance with all internal controls.
- Assist with the preparation of presentations for internal and external stakeholders as required.
- Provide content for the analysis of new projects to understand the potential of missional alignment, meeting the metrics of established evaluation criteria, assessing the data to advise on project development decisions.
- Assist with the reporting and analysis of the project portfolio including the progress of development or construction, indicating and identifying schedule, financial, and legal risks.
Business Acumen
- Demonstrate a growing understanding and acumen regarding regional Real Estate and affordable housing market realities, restrictions, and opportunity.
- Demonstrate strong decision-making ability and judgement
- Demonstrate good relationship-management skills and a growing finesse in front of a clients and key stakeholders.
- Demonstrate an understanding for real estate development and construction particularly as it relates to affordable housing.
- Show an understanding of working in a non profit or charitable organization.
- Indicate an understanding about working with the various funding agencies that support MTR.
What you bring:
- Post-secondary education is required; a degree or education in project management, real estate, engineering, or finance is of benefit.
- 4+ years of relevant and progressive real estate development experience
- 2+ years of experience helping manage consulting teams
- Proficiency with MS Office Suite, specifically excel and MS Projects

Working Conditions
MTR employees work closely with members in the vulnerable sector, both within our client base and with the general public. There may be exposure to abuse (verbal or physical), encounters with individuals in unsanitary conditions, and interactions with individuals experiencing emotional issues or vicarious trauma.
More Than a Roof is a faith-based ministry, guided and operated by those who are mature in the Christian faith. This role will involve a component of Christian ministry and outreach. A statement of faith is requested from candidates as part of the application process.
