We are currently seeking a Building Superintendent for our building located in Sarnia .

As a Building Superintendent, reporting to the Internal Maintenance Supervisor, you will be an integral member of the Maintenance Team, responsible for, but not limited to, overseeing the general operations, and maintenance of Ontario Aboriginal Housing Services apartment facilities in a responsive and professional manner. The Building Superintendent will be tasked with care and maintenance of rental units, addressing tenant concerns and the general upkeep of the facilities. As the onsite representative of Ontario Aboriginal Housing Services, this individual will respond to tenant inquiries, emergencies, and conduct regular inspections to verify the safety and condition of all aspects of the interior and exterior of the building. Other duties will be assigned as necessary.

Duties and responsibilities will include, but not be limited to the following:

  • Provide responsive, professional customer service to all tenants of the facilities;
  • Communicate with tenants on behalf of Ontario Aboriginal Housing Services;
  • Perform regular property inspections of common areas, building exteriors, and landscape;
  • Report all maintenance concerns to Ontario Aboriginal Housing Services in a timely manner;
  • Ensure 24/7 availability of emergency services including being a point of contact for emergency and after- hours calls;
  • Provide basic landscaping (grass cutting etc.) and winter clearing of walkways and salting;
  • Provide on-site visibility as required;
  • Lock or unlock doors, turn lights on/off as required;
  • Perform general clean-up of facilities;
  • Sweep, mop, dump garbage and recycle bins, perform all cleaning aspects of halls, stairwells and common areas as well as washing walls, windows and window coverings;
  • Clean light fixtures and change bulbs/tubes;
  • Responsible for vandalism clean up and repair within skill level;
  • Supervision of environmental safeguards and alarm systems;
  • Regular checks of fire alarms, extinguishers;
  • Determine needed supplies and equipment;
  • Monitor need for equipment maintenance and repair;
  • Responsible for proper inventory of materials and supplies;
  • Adhere to departmental procedures and systems, e.g., "systems for preventative maintenance", "maintenance requisitions", scheduled work and continued quality improvement/risk management programs;
  • Perform all other duties as assigned or needed.

To qualify for this role, the successful candidate will have the following qualifications and skills:

  • High school diploma/GED preferred;
  • Minimum 1 year experience in the operation and maintenance of buildings preferred;
  • Highly motivated and able to work independently;
  • Ability to multi-task and establish priorities;
  • Exhibit initiative, responsibility, and flexibility;
  • Ability to perform small repairs (e.g. caulking, replacing washers, and replacing light fixtures);
  • Strong communication and problem-solving skills;
  • Drivers License preferred;
  • Able to create alternative solutions to problems;
  • Excellent time management and project management skills;
  • High level of sound and independent judgment and reasoning;
  • Ability to interpret and implement company policies and procedures;
  • Highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working environment;
  • Able to effectively communicate both verbally and in writing;
  • Able to work well under pressure;
  • Strong attention to detail;
  • Able to deal with people sensitively, tactfully, diplomatically, and professionally at all times;
  • Working knowledge of Microsoft computer software (e.g. Excel, Word, etc.) and email;
  • First Aid skills and/or certificates would be considered asset.

Conditions of employment:

  • Physical ability to lift up to 75lb;
  • Required to be on-call as necessary;
  • Safety equipment will be required, e.g. steel-toed safety boots, safety glasses/goggles, etc.;
  • Hazards associated with trade;
  • Work both indoors and outdoors.
