Maintenance Manager at RED Mountain Resort BC
RED Property Management is looking for a dynamic and hands-on Maintenance Manager to take a leadership role in caring for the residential and strata properties in our growing portfolio. Key Responsibilities
- Conduct weekly building walkthroughs to identify maintenance issues and regular upkeep needs, and keep ownership and stratas appraised of all maintenance schedules.
- Perform routine caretaking, including replacing light bulbs, servicing common-area equipment, replacing HVAC, ERV and air handling filters, and completing minor touch-up paint and repairs.
- Manage parking, garbage and recycling areas, snow and ice removal, grounds and landscaping, and seasonal spring power washing of paths, driveways and parking areas.
- Operate and maintain pool, hot tub and amenity facilities in accordance with the Pool Regulation (B.C. Reg. 296/2010), the facility operating permit, and the property’s pool safety plan, including water testing, chemical balancing, equipment servicing and daily record keeping.
- Provide 24/7 emergency response to floods, fires, alarms, power outages, elevator breakdowns, lockouts and similar occurrences that threaten the safety of persons or property.
- Coordinate sub-contractors, trades and inspections, solicit and review competitive quotes, supervise quality of work, and process building permits and supplier invoices.
- Schedule and conduct annual mandatory fire and safety inspections with appropriate contractors and regulators, and ensure compliance with BC Building & Fire Codes, WorkSafeBC, and OHS requirements.
- Manage all property keys and door FOBS, maintain and update property signage, and coordinate suite access with appropriate owner and resident notice.
- Develop annual maintenance schedule proposals, document building damage and maintenance issues, and provide monthly reporting to ownership and stratas.
- Purchase supplies, fuels, tools, replacement parts and cleaning supplies as needed, maintain inventory, and manage costs within authorized spending limits.
- Work closely with the accounting team and follow established standard operating procedures across all maintenance and property tasks.
- Support owner invoicing and create purchase orders for materials, supplies and contracted work.
Develop and manage operating budgets for the properties, tracking costs and identifying efficiencies.
Qualifications
- Trade certification (HVAC, Electrical, Plumbing, Millwright, or equivalent) or diploma in a related field.
- A valid pool operator certificate, or willingness to obtain one, would be considered an asset.
- 3–5 years of facilities, building, maintenance, or janitorial operations experience.
- Experience maintaining multi-unit residential, strata, or hospitality properties is preferred.
- Familiarity with B.C. strata operations and the Pool Regulation (B.C. Reg. 296/2010) is an asset.
Strong working knowledge of building systems and infrastructure.
Skills & Requirements
- Must be proficient with MS Office Suite, and Google Docs, Sheets and other computer programs.
- Strong operational judgment and decision-making under pressure.
- High mechanical aptitude and problem-solving ability.
- Excellent communication skills and the ability to work professionally with owners, residents and stratas.
- Strong attention to cleanliness, presentation, and resident experience.
- Budget and contractor management experience.
- A valid B.C. driver’s license and reliable transportation.
