Job Summary: The Building Condition Assessor applies both technical standards and code knowledge of buildings and construction methods in conducting assessments for the purpose of evaluating both condition and existing deficiencies of building elements, systems related to building envelope, site, structure, mechanical and electrical systems and makes long range reporting and capital planning for repairs, replacement of building elements.
Responsibilities
- Applies knowledge of building construction, systems, building codes and standards as it relates to high level visual review of existing conditions of buildings and their sites.
- Conducting site inspections to collect data including interviews and digital photographs, review of existing drawings and previous reports and documented history of the facility.
- Ability to recognize building system defects, review current conditions, evaluate upcoming capital expenditure needs, and providing replacement and repair cost schedules in the form of a Capital Plan for all facility components and systems.
- Reviews include: Structural Systems related to building foundations, framing of walls, floors and roofing elements: Building envelope elements related to exterior wall cladding and waterproofing, openings, and roofing; Interior finishes and components; Siteworks related to paving, drainage and landscaping; Mechanical Plumbing and Electrical systems and their components; Fire-and life safety systems, Elevators and other forms of vertical transportation.
- Preparing in-depth Building Condition Assessment reports for owners and institutional lenders
- Supporting existing client relationships and business development activities.
- Assist with preparing proposals and project file documentation.
Qualifications And Experience
- Technologist diploma or university degree in a relevant field such as Architecture, Civil/Mechanical/Electrical Engineering, Building Science or related field; with 1-5 years’ experience in a similar role.
- Current or potential professional/technologist registration is an asset, but not required.
- Building operations and/or building construction experience will be considered.
- Proficient in the process of cost estimating for the replacement and repair of building component and systems.
- Experience and knowledge of architectural building envelope and interior components, structural systems, mechanical and electrical building systems or site components.
- Computer literate and proficient in the use of relevant computer applications, including developed skills in Word, and Excel. Familiarity with AutoCad and VFA software is a plus.
- Excellent communication and organizational skills, including technical writing
- Proven ability to work in a fast paced environment that requires multi-tasking
- Possess a valid driver’s license.
- Ability to travel for up to a week out of the Calgary Metro area on occasion with short notice.
- Comfortable with working at heights and confined spaces at times.
- Ability to work overtime and travel when required.
Location: Calgary, Alberta
Travel: Up to 25%
Compensation & Benefits
The expected base salary range for this role is $55,000 to 60,000 CAD per year. Actual compensation will be determined based on a number of factors including skills, experience, qualifications, and location.
