The Project Manager, Technical Services & Construction is responsible for supporting our acquisition processes through the engagement of third party technical experts and on-site assessments. The role will support in the refinancing of properties by reviewing draft Baseline Property Condition Assessments (BPCAs) and Environmental Site Assessments (ESA) and assigning repair work to our building operators. The role will also support the ongoing Capital Planning process by helping maintain Avenue’s Capital Planning Software, VFA.

WHAT WILL YOU DO?

  • Coordinate site visits with third party engineering firms for reports, such as roof, envelope, and parkade inspections.
  • Conduct physical inspections of buildings under contract for purchase.
  • Enter building system conditions into the Capital Planning Software (VFA).
  • Develop scopes of work for construction projects and manage Request for Quote/Proposal process.
  • Provide engineering and design support for complex, high cost or urgent projects.
  • Execute all stages of project planning and execution as needed.
  • Request proposals from third party firms after a new conditional offer, and award contracts for Building Condition Assessments (BCA) and Phase I ESA.
  • Ensure reports are completed in a timely manner in advance of the purchase waiver date.
  • Draft the initial Capital Plan for the new buildings under contract after site inspections.
  • Review all draft BCA and Phase I ESA reports for deficiencies that may impact purchasing decisions.
  • Conduct final review of capital plans compared against recommended upgrades in the BCA.
  • Attend acquisition-related meetings as required.
  • Perform post construction reviews, comparing property performance against investment analysis, providing feedback to VPs as needed.


WHAT WILL YOU NEED?

  • Undergraduate degree in Engineering or certification from an accredited technical school is preferred.
  • Eligible for registration with APEGA as an E.I.T. or P.Eng.
  • Experience in a residential or commercial construction is considered an asset.
  • Strong problem-solving skills, with the ability to simplify and clarify complex situations.
  • Expertise in construction cost estimating.
  • Advanced analytical skills with extensive experience in Microsoft Excel.
  • Experience with VFA and/or Yardi would be considered an asset.
  • AutoCAD or TurboCAD experience is beneficial.
  • Collaborative team player with excellent verbal and written communication skills.
