Work Description

Reporting to the Office Manager, the Building Operator will be responsible for the day-to-day technical and operational management of Taggart Group's buildings, ensuring all systems operate efficiently and safely. The role involves troubleshooting building systems, performing maintenance tasks, coordinating with contractors, and supporting the overall facilities operations to ensure a smooth and functional workplace environment for all employees and tenants.

Major Responsibilities

Building Operations and Maintenance:

  • Oversee and manage the daily operations of building systems, including HVAC, electrical, plumbing, security, and access control.
  • Perform regular inspections of all building equipment and systems, troubleshooting technical issues and ensuring smooth functionality.
  • Respond to and complete service requests in a timely and professional manner, ensuring the efficient operation of all offices/buildings.
  • Maintain the appearance, safety, and convenience of all facilities, ensuring a high standard of service to employees and tenants.
  • Coordinate and implement preventive maintenance programs for building equipment and systems to ensure they are properly maintained and energy efficient.
  • Maintain all appropriate logs and manuals for building systems and equipment.

Vendor And Contractor Coordination

  • Liaise with contractors and service providers for repairs, maintenance, and renovations as needed.
  • Oversee the quality of work performed by external contractors, ensuring compliance with company policies and standards.
  • Monitor contracts, ensuring services like HVAC, plumbing, electrical, and other systems are maintained and serviced according to specifications.

Health, Safety, And Compliance

  • Ensure that building operations comply with all occupational health and safety regulations and fire safety requirements.
  • Work closely with the Office Manager to implement emergency procedures and ensure staff safety.
  • Adhere to and enforce health and safety policies across all facilities, addressing hazardous conditions or damaged equipment promptly.
  • Conduct regular safety checks and building inspections in compliance with statutory regulations.

Customer Service

  • Provide excellent customer service to employees and visitors, addressing their concerns and ensuring their needs are met.
  • Collaborate with the Office Manager to support tenant needs during office renovations, space adjustments, and any logistical changes.

Administrative And Financial Support

  • Assist the Office Manager with tracking maintenance budgets, ensuring cost-effective operations.
  • Maintain accurate financial and administrative records related to building maintenance and services.
  • Monitor expenses related to building operations, report any discrepancies, and ensure compliance with budgetary controls.

Team Collaboration And Policy Support

  • Support the Office Manager and administrative team in space utilization and office logistics.
  • Assist in implementing facilities-related policies, such as health and safety protocols or hotelling policies, and ensure adherence across the organization.
  • Collaborate with the Office Manager to provide input on long-term maintenance strategies and building upgrades.

Statement Of Qualifications

Knowledge, Skill and Abilities:

  • Minimum of 10 years of experience in the Property Management industry, with a minimum of 5 years in a Building Operator role is required. BES designation considered an asset.
  • Post-secondary education in mechanical or trade related field is considered an asset.
  • Industry related designation(s) in BES and/or BOMI SMT/SMA preferred
  • The candidate must possess strong building operations knowledge, with the Ability to read drawings, understand construction agreements, and scope of work, with the ability to challenge terms or systems that aren’t suitable.
  • Knowledge of commercial and office buildings, both new construction and older building is required.
  • Experience Working with complex HVAC, Building Automation and Fire Alarm Systems in variety of buildings.
  • Possesses working knowledge of Microsoft Office (Outlook, Excel, Work, PowerPoint).
  • Familiar with various BAS systems, Angus Anywhere, and ability to review blueprints/ drawing is considered an asset.
  • Possess a mechanical/technical aptitude with ability to use a variety of hand and electric tools.
  • Ability to troubleshoot, multi-task, work under pressure and achieve quality results.
  • Strong organizational and administrative skills with keen attention to detail and time management skills with the ability to follow strict deadlines.
  • Excellent customer service skills and a positive attitude, with the ability to nurture and grow stakeholder relationships.
  • Self-motivated with the ability to work independently and in a team environment.
  • Valid Class G driver’s license: with the ability to travel throughout the City.

Physical/Sensory Effort/Work Environment

  • Working primarily in an office environment, there will also be work in a construction environment related to site inspections and monitoring, including working outdoors.
  • Provide service to multiple people or departments, working under many simultaneous deadlines.
  • Willingness to be mobile and to travel to various sites as required. The role requires work to be performed primarily on-site but will require periods in the office.
  • Willingness to take emergency calls after hours and to present to the office/buildings after hours.
