As the Service Manager, you will be responsible for the comprehensive oversight of the building's mechanical systems, including HVAC, plumbing, electrical, and other essential infrastructure. You will ensure that the preventative maintenance plan is meticulously executed to maximize system efficiency and longevity. In this role, you will also serve as a key technical advisor, supporting Building Operators by addressing and resolving complex work orders. Your leadership will guide the team through challenges, offering troubleshooting expertise and ensuring that all repairs and maintenance are performed to the highest standards of safety and quality.

- Assist with developing and implementing preventive maintenance program approved by Operations across all assets.
- Assist in development of 3-5 year capital maintenance plans.
- Perform regular inspections and maintenance of HVAC, plumbing, electrical systems, and other mechanical components within the properties as per Rohit Rental Living guidelines.
- Ensure compliance with all Rohit Rental Living safety and regulatory standards.
- Diagnose and repair mechanical and plumbing issues as they arise in house. Contact vendors when needed.
- Schedule quarterly or annual filter changes as required for the property.
- Ensure the proper functioning of all plumbing and HVAC systems, including water heaters, boilers, and water lines.
- Oversee completion of monthly, quarterly & annual property logs as required for property records.
- Ensure all repairs and installations comply with Alberta safety and building codes.
- Maintain up-to-date knowledge of relevant regulations and industry best practices.
- Conduct regular evaluations of vendor performance based on set criteria such as quality, timeliness, and cost-effectiveness.
- Develop and negotiate contracts and service level agreements with vendors. Ensure that contracts are comprehensive, clear, and include all necessary terms and conditions, within the approval guidelines or seek Operations approval if greater than approved guidelines.
- Build and maintain strong working relationships with vendors.
- Coordinate and schedule vendor activities such that there is minimal disruption to property operations and residents.
- Ensure the building operators conduct regular inspections and audits of vendor work to ensure compliance with contract terms and quality standards. Ensure feedback loop is developed with on-going reporting going to Operations.
- Monitor and control expenditures related to vendor services to stay within budget. If over budget, Operations approval will be required.
- Ensure vendor activities comply with all relevant local, provincial, and federal regulations and building & safety codes. Stay up to date with any general updates according to any building and safety codes.
- Perform complex work orders as needed and assist building operators if necessary.
- Prioritize and manage work orders to ensure quick resolution.
- Maintain accurate records of all work orders and repairs.
- Address escalated resident complaints and service requests promptly and professionally.
- Foster positive relationships with residents through effective communication and service.
- Ensure high standards of property appearance and maintenance to enhance resident satisfaction.
- Contribute to resident retention and positive reputation for Rohit Rental Living.
- Be available for emergency maintenance issues where the building operator will require assistance.
- On-call for one or two weeks in a month.
- Coordinate emergency repairs and manage crisis situations effectively.
- Propose and implement cost-minimizing strategies with the intent of maintaining Rohit Rental Living standards.
- Track, review, and compile property maintenance reporting to improve site performance and provide on-going feedback loop to Operations.
- Maintain and organize an inventory of supplies and equipment, ensuring availability for maintenance tasks. Contribute to the development of inventory controls.
- Source and negotiate with vendors for maintenance supplies and services.
- Do monthly inventory counts with building operators for all supplies and tools.
- Provide assistance and support to commercial building operators regarding mainteance and operations of commercial operation systems as required.

- Identify and provide solutions to gaps + inefficiencies with current processes & presents to your manager.
- Perform other duties as may be determined by your supervisor from time to time
- Provide backup to on-call schedule as needed
- Play a key role in hiring process
- Stay informed on industry trends, mechanical systems, and alternative energy strategies to continuously improve overall performance.
- Provide input as needed on mechanical and operational systems designs for new buildings going into construction.
- Assist in review of systems for new acquisitions and development projects.
- Performs other related duties as assigned.
