Lease Renewal Specialist

Role Overview:

This role reports to the Systems Analyst. As a Leasing Specialist, you are a key contributor to the success of our property management and leasing operations. Your role encompasses a range of responsibilities, from rental pricing analysis and renewal offer coordination to assisting the leasing team and engaging in tenant interactions. Your dedication to delivering exceptional customer experiences and optimizing property performance is paramount.

Responsibilities:

Rental Pricing Administrator - Rental Comps Review:

• Monitor rental market trends and conduct regular rental comps reviews to ensure competitive pricing for our properties.
• Make recommendations for rental pricing adjustments based on market conditions and property performance.
• Build and maintain a pricing & Vacancy database for benchmarking.
• Maintain and update listings for existing ILs, ensuring accurate and engaging descriptions across marketing platforms.
• Develop compelling listings for new projects, highlighting unique features such as layout designs and spacious interiors.
• Determine rental rates for renewals and new leases.
• Produce reports on turnover and changes in rental rates based on renewals.
  
  

Create & Send out Renewal Offers:

• Follow the company lease renewal process step-by-step, ensuring accuracy and compliance at every stage.
• Coordinate the creation and distribution of renewal offers to existing tenants.
• Ensure timely delivery and accurate documentation of renewal terms and conditions.
  
  

Modify/Negotiate Renewal Offers as Needed:

• Work closely with tenants to modify and negotiate renewal offers as required.
• Address tenant concerns and strive to achieve favorable lease renewal terms.
• Proactively follow up with tenants regarding lease renewals, addressing any questions or concerns they may have.
• Engage in discussions with tenants to encourage lease renewals and maintain high tenant retention rates.
• Produce reports on turnover and changes in rental rates based on renewals.
  
  

Ad Hoc Projects:

• Assist in various ad hoc projects related to marketing, leasing, and customer experience as assigned by the management team.
• Take ownership of assigned projects and ensure timely and successful completion.
  
  

Qualifications:

• Bachelor's degree in marketing, business administration, or a related field (or equivalent work experience).
• Strong knowledge and understanding of marketing and leasing principles.
• Excellent written and verbal communication skills.
• Proficiency in utilizing digital marketing platforms and tools.
• Experience with website content management systems.
• Detail-oriented with exceptional organizational and time management skills.
• Ability to analyze market data and rental comps to make informed pricing recommendations.
• Strong negotiation and interpersonal skills.
• Familiarity with property management software and systems (Yardi Voyager, Rentsync, etc.).
• Experience in event coordination and customer experience initiatives is a plus.
