Reporting to the Residential Maintenance Manager, the Live-In Resident Manager is responsible for the overall appearance, maintenance, and cleanliness of our buildings. Other responsibilities include routine inspections, minor repairs, and preventive maintenance of units during and after tenancy. The Live-In Resident Manager will also be responsible for showing and selling the building to prospective tenants in accordance with established company parameters.
This role will belong to a shared on-call rotating schedule at our Kings Groove Community.
As the Live-In Resident Manager, you’ll get to:
- Show and rent spaces to Tenants upon terms as directed by the Employer.
- Collect rent from Tenants.
- Maintain the condition of the buildings and tenant spaces; perform minor repairs and arrange for trades to perform other repairs.
Liaise with the property maintenance team and support them as necessary to ensure the buildings are maintained to the proscribed levels and that units are quickly refreshed as required to support leasing efforts.
- Liaise with head office with respect to outstanding issues, procedures, and practices at the site.
- Generally clean and manage the buildings in a first-class manner, including ensuring building safety, using judgement, or as directed by Employer.
- Flip units in the buildings when vacated by tenants.
- Paint throughout the buildings as required from time to time.
- Contract management.
- Oversight of on-site contracts for Kings Grove properties including snow removal, landscaping, window cleaning, parkade cleaning, carpet cleaning, etc.
- Obtain quotes as required and submit recommendations to Residential Maintenance Manager.
- Oversee and ensure quality of work and compliance with contracted scope of work.
- Parking enforcement: ensure that parking tickets are issued as appropriate.
- Such other similar and related duties as may be reasonably required by the Employer from time to time.
What we’re looking for:
- Previous experience in a similar position is considered an asset.
- Strong analytical skills with a high attention to detail.
- Proficiency with office technology and equipment.
- Previous experience in building maintenance.
- Working knowledge of NS Tenancy Act (preferred).
- Excellent communication skills, with the ability to work independently and as part of a team.
- Effective organizational and time management skills with a focus on achieving deadlines.
- Keen focus on internal and external client satisfaction and process improvement.

The successful candidate will receive a 1-bedroom unfurnished apartment in our Kings Wood property (1000 Micmac Blvd) with rent, heat, hot water, parking, and cable included.
