Position Overview

We are seeking a Junior Manager, Capital Projects and Innovation to implement capital upgrades, ranging from $20,000 to $1,000,000, for our existing residential and commercial properties. This role focuses on conducting in-depth research to identify and implement innovative solutions aligned with our company’s vision. Collaborating closely with the Asset Management and the Executive Team, the successful candidate will embody our mantra: “Creating value others can’t, by seeing what others don’t.”

The ideal candidate will have an engineering background, strong technical expertise, and a proven ability to turn research into actionable, impactful solutions. While North American experience is not necessary, candidates must have experience in managing capital projects.

Key Responsibilities

Research and Innovation:

  • Conduct continuous, in-depth research to identify innovative solutions for capital upgrades. Areas of focus include mechanical systems, electrical systems, elevators, building systems, and aesthetic improvements.
  • Evaluate and propose creative, customized solutions that align with organizational goals, including improving tenant retention, customer satisfaction, revenue, property valuation, energy efficiency, and accessibility.
  • Stay informed on emerging technologies and trends and adapt them to fit our portfolio’s requirements.

Project Management:

  • Oversee all aspects of capital projects including research, planning, scoping, budgeting, procurement, execution, and post project evaluation.
  • Effectively manage budgets, resources, and schedules to deliver multiple projects on time and within scope.
  • Ensure adherence to quality standards and compliance with regulatory requirements.

Financial and Strategic Planning:

  • Conduct cost-benefit analyses and assess the financial viability of proposed capital projects, balancing operational needs with return on investment.
  • Develop business cases and present recommendations to Asset Management and Executive Team.

Collaboration and Communication:

  • Collaborate with cross-functional teams, contractors, and suppliers to ensure seamless project execution and alignment with organizational objectives.
  • Engage with tenants and other external stakeholders to foster trust, confidence and enthusiasm throughout the project implementation.

Qualifications

  • Bachelor's degree in engineering.
  • P.Eng. designation and a specialization in mechanical or electrical engineering are considered assets.
  • Minimum of 3 years of experience managing capital projects, ideally in residential or commercial real estate.
  • Strong understanding of mechanical, electrical, and building systems, as well as experience with technology driven property upgrades.
  • Demonstrated ability to lead multiple projects simultaneously while adhering to timelines and budgets.
  • Exceptional analytical, interpersonal, and communication skills.
  • Proven ability to translate technical research into actionable solutions that drive results.
