Dream is currently looking for an Associate Vice President, Finance and Capital Markets

Dream’s Industrial Senior Leadership Team is currently looking for an AVP who will be key in supporting finance, debt, treasury, investor relations, and strategic initiatives across Dream’s Industrial platform. The industrial platform comprises $15 billion over 71 million square feet across Canada, Europe, and the U.S. and includes public and private vehicles.
The successful candidate will have solid leadership experience, strong communication and technical skills, and the ability to multi-task. They will be a quick learner with a strong attention to detail, an inquisitive mind, and never stop looking for improvements in their work. The successful candidate is “Big Picture” oriented and not afraid to think outside the box to achieve optimal outcomes. They are confident in their financial knowledge and do not shy away from constructive feedback from their peers.
What will you do in this role?
Below are some of the primary responsibilities you will be taking on in this role:
Capital
- Dream is expanding this team to effectively manage our growing business needs and seeking to leverage new and existing opportunities to improve our capital structure and minimize our cost of capital.
- Working closely with the executive team, evaluate and execute capital strategy including equity and debt capital market transactions, and sourcing, structuring, and executing secured and unsecured bank/non-bank lending.
- The industrial debt portfolio includes conventional term mortgage financing, corporate credit facilities, and unsecured debentures both within and outside of Canada. Oversee the industrial debt team and all aspects of debt, swaps and hedge execution, including origination, review and negotiation of term sheets and commitment letters, preparation of due diligence packages, and management of third-party reports.
Investor and Lender Relationships
- Represent the Dream Industrial platform in a coordinated and unified presence amongst the lending and investor community and rating agencies.
- Manage the investor relations function including investor marketing calendar and events, organizing property tours, presentations and website with the objective to attend investor meetings alongside CEO and/or CFO as experience grows.
Strategic Finance
- Work closely with the industrial strategic finance team who have responsibility for corporate models, scenario analyses, and impact on financial metrics and returns.
- Oversee liquidity monitoring and providing guidance to the treasury team.
- Work with executive team and portfolio management on evaluating and implementing strategic initiatives.
Performance Management, Platform and Reporting
- Work closely with portfolio management and accounting teams with overall responsibility for monitoring ongoing debt compliance, monthly management reporting, quarterly board reporting.
- Monitor and optimize performance of debt platform and ensure that loans and covenants are kept current.
- Contribute to the business planning process and quarterly reforecasting.
- Act as a business partner with various stakeholders including senior management, strategic finance, accounting, property management and leasing, development, treasury, and taxation fostering an environment of accountability and transparency.
- Identify and implement process changes to drive efficiencies through business process reviews, data management, and system automation.
- Oversee the preparation of ad hoc reports, financial reviews, and special projects as directed by the leadership team.
What experience and skills are required?
These are some of the things we would like you to bring to the table:
- CPA, CFA or MBA with 10+ years post-qualification experience, preferably with public company experience;
- Solid background of working on secured and unsecured debt financings, and preferably rating agency exposure;
- Experience with capital markets transactions including equity and debt issuances, investor relations, and communications;
- Strong technical knowledge of finance and IFRS, preferably in a real estate environment;
- Strong financial acumen with the ability to interpret numbers into a business context;
- Strong analytical skills - experience working on complex transactions, including M&A and dispositions;
- A strong communicator who can digest complex information and simplify concepts when presenting to a variety of audiences;
- Strong people skills - a team player with an ability to build relationships at all levels of an organization.
- Ability to juggle multiple projects while maintaining strong attention to detail;
- Self-motivated, energetic, and hands-on professional with strong organization skills.
