THE ROLE:

Our Operations Team is committed to creating thriving properties, going above and beyond to deliver unparalleled operations services and strategic alignment to enhance our portfolio value and solidify First Capital’s “best in class” brand. As the Technical Operations Leader of the Building Operations teams in Calgary and Edmonton, the Operations Manager will be responsible for overseeing the activities of all day-to-day building operations, from work order completions and maintenance management, to planning and execution of capital projects.

Reporting to the National Director, Building Operations, the Operations Manager will ensure that assigned properties are operated and maintained in a cost-effective, safe and efficient manner as per the operating parameters and standards of First Capital.

WHAT YOU WILL DO:

  • Lead, coach, and provide guidance and mentoring to a building operations team to create a high-performance team; build pipeline of future building operations leaders.
  • Ensure the work order management process is running smoothly, intervene as appropriate to ensure resolution.
  • Monitor trends of tenant escalations and propose long term solutions. Represent FCR senior management on high profile tenant files and escalations. Support Property Managers with operational issues and negotiations.
  • Lead response to incidents, ensuring life, property, and reputation are protected. Support restoration efforts and insurance claims.
  • Identify and implement operational efficiencies and best practices to streamline processes, reduce costs, and enhance portfolio performance.
  • Develop and manage the overall maintenance management program in portfolio, ensuring all preventative maintenance tasks are completed.
  • Review and monitor portfolio Operational Expense budgets. Provide guidance on maintenance requirements.
  • Lead tendering of regional technical service contracts, reviewing specifications and scopes of work, driving contractor performance improvements and cost efficiencies.
  • Review work completed by vendors and track overall performance for use in future procurement strategy. Manage relationships with current vendors and seek out qualified new vendors to ensure competitive tendering.
  • Monitor metering systems performance and ensure smooth operation. Plan for system improvements where necessary.
  • Review facility utility consumption on a regular basis and ensure that measures are taken to prevent or correct excessive usage. Review, propose, and implement new efficiency measures.
  • Work with senior management to develop and implement portfolio decarbonization and other sustainability plans.
  • Lead planning of Capital Expense plans for all buildings in portfolio. Based on intimate knowledge of property conditions and relevant assessments, propose long-term plans for each property in collaboration with the Operations team. Procure relevant assessments and cost estimations in time for budget cycle to ensure accurate pricing and scope.
  • Oversee the design, tendering and award of all CapEx projects. Evaluate the scope of work for projects to ensure positive value and explore opportunities for cost savings by aggregating larger tenders for similar scopes.
  • Monitor portfolio CapEx project execution and present regular updates to National Operations team. Drive team to deliver projects on-time and on-budget. Provide technical guidance and support for all projects. Manage additional projects as they arise. Lead execution of assigned CapEx projects.
  • Oversee team utilization of project management tools to ensure appropriate documentation.
  • Support relationships with JV Partners and obtain CapEx program approvals.
  • Coordinate with Development/Construction on major projects within region. Review of redevelopment plans on behalf of Operations.
  • Ensure operational compliance with corporate policies and local laws, regulations, and practices related to environment, life safety, and fire protection.
  • Ensure all procurement activities follow FCR policy.
  • Manage overall compliance inspection program, and ensure deficiencies are resolved in a timely manner. Conduct spot audits of inspections to ensure quality. Perform regular site visits to review team performance and maintain familiarity with properties.
  • Collaborate with FCR Property Technology team to manage existing Operational Technologies and plan upgrades to improve property operations.
  • Oversee management of asset inventories. Ensure teams are regularly updating equipment data.
  • Assist with the preparation of building certifications applications. Ensure ongoing requirements are met for current certifications.

WHAT YOU BRING:

  • Minimum of ten (10) years of relevant experience in building operation or facilities management, and capital project management.
  • Demonstrated leadership qualities with a minimum of 3 years’ experience leading operations teams.
  • A post-secondary degree or diploma in a relevant field of study (e.g.: electrical/mechanical/building environmental science), or equivalent experience.
  • Professional or technical license (Power Engineering 4th Class, SMT, SMC, SMA, etc.).

WHAT YOU NEED TO BE SUCCESSFUL:

  • Strong interpersonal skills, a customer service orientation, and the ability to plan, organize, and budget effectively.
  • Excellent ability to communicate clearly (written and verbal), as well as strong negotiation skills.
  • Working knowledge of Building Systems (Fire Alarm, Electrical, HVAC, Plumbing, Elevators, Security, Access Control, Building Automation)
  • Knowledge of Environmental, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
  • A service-oriented attitude; cares about providing exceptional customer service, with the ability to problem solve and offer solutions over a wide variety of disciplines.
  • In the ever-changing landscape, you will be a technology champion and use the tools available to you to automate and improve operational efficiencies.

Additional Requirements:

  • The Operations Manager will oversee teams in both Calgary and Edmonton, thus regular travel throughout the region will be required.
  • A valid driver's license and clean abstract will also be essential. In addition, a personal vehicle will be utilized, and mileage will be reimbursed.
  • You must be able and willing to be available for on-call/stand-by and emergency escalations as needed.
  • You must be able to climb ladders, lift loads up to 50 lbs. and operate common hand tools.
