Position Summary

As an Operations Manager you are overseeing the day-to-day operations and maintenance of our Calgary portfolio, which includes both residential and commercial properties. This is a senior role within the Calgary team, reporting directly to the General Manager.


In this position, you'll blend operational oversight with hands-on management, ensuring the smooth running of our properties and delivering exceptional service to our tenants. You'll play a key role in building team culture, optimizing operational efficiency, and leading the charge on maintenance, safety, and vendor relationships.


Key Responsibilities

Leadership, Team Development & Vendor Management

  • Lead, supervise, and support maintenance and property operations staff across multiple sites, ensuring a collaborative, service-oriented team culture that aligns with Porte’s values.
  • Mentor, coach, and develop team members to promote growth, accountability, and continuous improvement.
  • Manage recruitment, onboarding, and training programs for new hires, ensuring the team remains skilled and knowledgeable.
  • Source, negotiate, and maintain relationships with external service providers and contractors, ensuring third-party services meet Porte’s quality and safety standards.
  • Evaluate vendor performance regularly and renegotiate contracts to ensure cost-effective and high-quality service delivery.


Maintenance Oversight & Safety Compliance

  • Oversee all preventative and corrective maintenance activities for residential and commercial properties, ensuring timely resolutions for tenant service requests and emergency maintenance.
  • Monitor, maintain, and troubleshoot building systems (HVAC, plumbing, electrical, life safety systems) to ensure optimal functioning and compliance with Alberta building codes and OHS standards.
  • Lead regular property inspections, develop action plans for repairs, upgrades, and maintenance, and enforce safety procedures for both staff and contractors.
  • Ensure strict compliance with residential tenancy laws, building codes, and safety standards, including conducting safety audits and maintaining documentation for inspections and compliance checks.
  • Assist with the onboarding of new buildings, including inspections to determine readiness and operational set-up, organizing trades, and developing building operating procedures.
  • All grounds and exterior oversight.
  • Overseeing and management of all TI projects
  • Oversee the execution of capital projects and larger renovations, ensuring projects are delivered on time, within scope, and aligned with budget and quality standards.
  • Ensure the maintenance team effectively uses and optimizes Yardi for all maintenance requests, work order tracking, and reporting across both commercial and residential properties.


Financial Oversight, Operational Management & Process Improvement

  • Partner with the General Manager to develop and manage annual operating and maintenance budgets, ensuring alignment with strategic goals and cost-efficiency.
  • Track and report on maintenance expenses, project costs, and operational performance, providing regular KPI reports to the General Manager.
  • Identify cost-saving opportunities without compromising quality or service standards, contributing to long-term profitability.
  • Develop and implement SOPs and workflows for day-to-day property operations, ensuring operational efficiency and high-quality service delivery.
  • Standardize operational practices across all Calgary sites to improve consistency, streamline processes, and enhance tenant experience.
  • Continuously analyze operations to identify inefficiencies and implement strategies for improvement.


Strategic Planning & Process Improvement

  • Contribute to long-term strategic planning, particularly with respect to capital improvements, portfolio growth, and operational efficiency.
  • Collaborate with the leadership team to develop strategies that support long-term business goals and enhance service delivery.


Qualifications

  • Experience: 7+ years of progressive experience in property management or operations, with hands-on experience overseeing maintenance activities.
  • Skills & Knowledge: Strong understanding of Alberta building codes, residential tenancy laws, OHS standards, and property management software (Yardi preferred).
  • Leadership: Proven experience in team leadership, including coaching, mentoring, and performance management.
  • Operational Excellence: Demonstrated ability to develop and implement SOPs, improve efficiency, and manage multi-site operations.
  • Problem-Solving: Strong ability to manage competing priorities, resolve issues quickly, and think strategically.
