Role Overview

The Commercial Mortgage Renewal Analyst is responsible for the end-to-end management of commercial mortgage loan renewals, with a primary focus on CMHC-insured lending and portfolio management. This role combines commercial underwriting, financial analysis, client relationship management, and loan administration responsibilities to support the successful renewal and ongoing monitoring of a growing commercial mortgage portfolio.

The successful candidate will evaluate borrower, guarantor, and property performance, prepare renewal recommendations, negotiate renewal terms and pricing, and coordinate with borrowers, brokers, and internal stakeholders to ensure timely execution of commercial mortgage renewals. This role is well suited for a proactive, detail-oriented professional who thrives in a fast-paced environment and enjoys balancing analytical work with client-facing responsibilities.

About The Day-to-day

  • Manage the end-to-end renewal process for commercial mortgage loans, ensuring all milestones and renewal deadlines are met.
  • Negotiate renewal pricing, terms, and conditions with borrowers and brokers while balancing client needs and risk considerations.
  • Manage renewal pipelines and coordinate with Treasury and internal stakeholders on rate lock and loan execution activities.
  • Prepare detailed loan summaries and renewal credit packages, including financial analysis, cash flow assessment, DSCR calculations, and key risk considerations, for internal review and approval.
  • Assess the financial standing and ongoing credit quality of properties in the portfolio, borrowers, and guarantors.
  • Analyze borrower and guarantor financial statements, property operating statements, and rent rolls to support renewal and credit decisions.
  • Support loan renewals by reviewing existing credit structures, identifying risks, and recommending appropriate renewal terms in line with internal policies and CMHC guidelines.
  • Communicate with borrowers, brokers, and internal stakeholders by phone and email to advise on products, policies, and renewal requirements.
  • Prepare and draft commitment letters and supporting documentation related to loan renewals, loan assumptions, CMHC reviews, construction draws, and broker fee payments.
  • Ensure all agreements and documentation are fully executed and that all conditions, including AML requirements, are satisfied.
  • File and review annual financial statements and rent rolls as required for internal reporting, CMHC reviews, and construction draws.
  • Liaise with Mortgage Administration, head office teams, and Peoples Group solicitors to ensure timely execution of commercial loans and renewals.
  • Process broker fee payments in accordance with internal policies and procedures.
  • Participate in ongoing portfolio monitoring activities, including annual reviews, covenant tracking, and identification of emerging risks, as required.

About The Qualifications

  • 3–5 years of experience in commercial banking, commercial lending, or loan underwriting.
  • Experience in commercial lending or commercial real estate is mandatory.
  • Bachelor’s degree in finance, Business Administration, or a related field.
  • Professional designation (CFA, CPA, CA) considered an asset.
  • Knowledge of CMHC-insured lending programs and requirements is considered an asset.
  • Strong financial analysis and credit risk assessment abilities.
  • Strong proficiency in Microsoft Excel, including financial modeling and reporting.
  • Experience analyzing borrower and guarantor financial statements, property operating statements, and rent rolls.
  • Familiarity with banking regulations, loan documentation, and compliance requirements.
  • Excellent communication and client relationship management skills.
  • Bilingual (English and French) strongly preferred.

About The Work Environment

Compensation

Peoples Group is pleased to offer a competitive annual salary plus a discretionary profit-sharing opportunity. Salary for this position will vary between $70,000 and $75,000 per year, depending on the knowledge, skills, abilities, and experience the selected candidate possesses.
