The Opportunity

The Area Manager is a critical supervisory role, acting as the primary manager and champion of a collection of communities within the regional property portfolio. The Area Manager will oversee day to day operations at the designated properties and report directly to the Operations Manager, Alberta. Primary responsibilities of the Area Manager include assisting and supervising both the Community Managers and Facility Manager, along with overseeing the general tasks of rent collection, tenant relations, leasing activities and building and grounds maintenance. What you bring...

  • Strong leadership and supervisory skills.
  • Proven experience in property management or a related field.
  • Knowledge of leasing processes, tenant relations, and facility maintenance.
  • Financial acumen with experience in budgeting and financial analysis.
  • Proficiency with property management software (e.g., Yardi).
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple priorities and maintain attention to detail.
  • Knowledge of residential tenancy law and safety regulations is an asset.

You will...

Relationships:

  • Supervise and motivate site-based personnel to meet operational goals.
  • Provide regular feedback and conduct semi-annual performance appraisals.
  • Develop and maintain strong relationships with suppliers, vendors, and contractors.

Management:

  • Enforce company policies, processes, and procedures.
  • Ensure the physical and fiscal assets of the communities are well-maintained.
  • Oversee move-in, move-out, and renewal activities.
  • Conduct regular team meetings to foster collaboration and accountability.
  • Address resident and employee issues professionally.

Customer Service:

  • Build and maintain professional relationships with prospective and current residents.
  • Promptly address escalated resident concerns.
  • Uphold tenant privacy and residential tenancy law.

Leasing/Property Administration:

  • Collaborate with Leasing and Marketing teams to implement strategies.
  • Maintain thorough knowledge of property offerings and local communities.
  • Enforce screening guidelines and lease renewal policies to reduce turnover.
  • Ensure accuracy in property and tenant records using Yardi.

Facilities Management:

  • Oversee routine inspections to maintain superior property standards.
  • Prioritize work orders and manage unit turnover to minimize downtime.
  • Collaborate on facility-related issues with the Operations Manager and Director of Facilities.
  • Assist in onboarding new properties and preparing suites for readiness.

Financial Oversight:

  • Supervise rent collection and ensure timely processing of late payments and evictions.
  • Maximize rental revenue while controlling expenses to improve Net Operating Income (NOI).
  • Review monthly financial statements and participate in budget meetings.
  • Assist in preparing and developing annual operating budgets.

Safety Compliance:

  • Lead the team in following Occupational Health and Safety programs.
  • Ensure compliance with safety regulations and organizational policies.
  • Investigate and report accidents, claims, and emergencies as required.
